Letting Conditions

- The
Tenancy Agreement shall be between Mrs R Henderson (Owner) and the person named in the Confirmation Booking Form (Tenant).
- The
Booking Form must be accompanied by a deposit of 25% of the total
rent. Upon acceptance the balance
of the rent shall be paid 8 weeks or less before the commencement of the
holiday. For bookings made 8 weeks before the commencement of the holiday,
the total rent is payable on submission of the Booking Form. The damage
deposit (see paragraph 9 below) of £150 is payable 8 weeks before
commencement of the holiday. The Tenant is advised to effect Holiday Cancellation Insurance.
- If the
Tenant wishes to cancel the booking, the Owner must be advised in writing
and the balance of the rent must be paid to the Owner by the due
date. If the property is not relet
for the period booked, no refund will be made. If the property is re-let then the Owner
will refund to the Tenant the rent received from the new booking (but not exceeding
the amount paid by the Tenant) less advertising and administration
expenses. If the property is not re-let for the period booked, no refund
will be made.
- The
period of the letting is from 16.00 on the commencing Friday and ending at
10.00 on the concluding Friday unless prior special arrangements are
agreed by the Owner in writing.
- Except by
prior written arrangement with the Owner no persons other than the stated
persons on the Booking Form may occupy the property.
- No pets
shall be taken to the property without the written permission of the
Owner. Dogs must not lie on the chairs or beds and must not be left
unattended in the property. A supplement of £20 is payable.
- Upon the
commencement of the tenancy the Tenant has the right to quiet use and
enjoyment of the property.
- Telephone
calls must be paid for and the cost put in the box provided.
- The
Tenant agrees to pay a £150 deposit and to keep the property and all
furniture, fittings and effects in or on the property in the same state of
repair and condition as the same are in the commencement of the letting
(reasonable wear and tear excepted) and shall inform Mrs Henderson (01962
760619) of any damage/breakages and pay for their repair/replacement. The property must be left clean and tidy
at the end of the letting.
- The Owner
hereby notifies the Tenant that under the Housing Act 1988 the property
was at some time within the period of twelve months ending on the date of
the Agreement occupied under a right to occupy it for a holiday and
accordingly possession may be recovered by or on behalf of the Owner under
Case 3 of Part 1 of Schedule 2 to that Act.
